Procedo Properties, LLC is a limited liability corporation formed under the laws of the state of North Carolina to purchase and manage single and multi-family dwellings in the Charlotte Metro area, and the surrounding counties.  Procedo Properties offers private individuals the opportunity to invest in real estate income property via mortgages, earning passive income.  Our overall philosophy focuses on strategically acquiring property with growth potential and providing excellent returns for our clients' investments. 

 
Investment Approach

We follow a systematic and disciplined approach when purchasing investment property, putting each potential investment through strict due diligence process.  This rigorous set of criteria includes, but is not limited to, the following:

1.      Comparable property analysis and examination by a certified, independent appraiser.

2.      An economic study of the neighborhood, city planning, and development

3.      Demographics of the area, marketability, and growth potential

4.      Statistics on the crime rate

5.      Public transportation

6.      Overall condition of the property, including heating and air, plumbing, electrical, roof, and structural

Giving Back to the Marketplace 

Though the overall real estate market is solid and the supply and demand ratio of homes is stable, there are increased numbers of motivated sellers, many through bankruptcy and foreclosure.  We are able to capitalize on the circumstances of the marketplace by acquiring desirable property, while also helping people solve their real estate challenges.  We provide the sellers with a fresh start, and we make improvements to the property after acquisition.

Procedo Properties, LLC markets homes via direct sales, creative rental, leasing and purchase option programs for new buyers.  All potential tenants are screened for credit worthiness, employment stability, prior to rental history and criminal history.  A revitalized home with a reliable tenant/buyer adds economic value to the neighborhood, as well as making it a better place to live.
